Urban Property Services was started in 2005 with a team of two and only a small portfolio of properties in Chorlton. By 2013, the team had trebled in size and we opened our estate agents in Stockport with a view to providing the very best services to property owners across Stockport and Greater Manchester.

When looking for a property to rent, it is important to choose a property managed by a professional and reliable letting agent. With Urban Property Services, you’ll receive a professional level of service throughout your tenancy. Our lettings team are on hand to ensure that every part of the lettings process is explained thoroughly during each step of the way. We are registered with The Property Ombudsman and operate in line with the Code of Practice for Residential Letting Agents.

Renting a property for the first time can be a potentially daunting and confusing prospect, though it doesn’t have to be! Our lettings team have produced a short guide with points to consider when making enquiries on a rental property. It’s important to set yourself a brief before booking a viewing on a property. Many of these items may appear common sense, but you would be surprised at how often these issues are overlooked.

Our most popular service is our ‘Property Management’ service and is ideal for landlords wanting a hassle free experience and the option that most of our clients choose. We’ll take responsibility for managing your property throughout the tenancy including finding and referencing good quality tenants, drawing up paperwork and inventory, deposit protection, rent collection, routine inspections and assisting with maintenance with our in-house maintenance team.

Often tenancies run without any issues, but it’s important to be protected for the rare circumstances when things don’t go to plan. Many landlords ‘going it alone’ trip up by failing to carry out the necessary procedures to ensure that they are renting their property legally. Creating valid inventories, registering deposits, safety certificates, correctly served legal notices and sufficiently vetting /referencing prospective tenants, are all examples of potential pitfalls. These mistakes can be costly in the long run, and could lead to fines or custodial punishment in some circumstances.
